Here is some helpful information to some top questions.

Choosing An Agent

Make sure you are picking an agent that your are comfortable with. Your agent will be asking you many questions about homes you are interested in, neighborhoods. price range, HOA's or Mello-Roos; better known as association fees, and most importantly location. Realtors or agents, are professionals with experience in the market and highly trained to get you the most out of your property.

Before house hunting, get pre-approved.

It is very important to get pre-approved before looking at homes with an agent. When you get preapproved with a loan officer or your bank, they will be able to determine how much you can afford and what the maximum price you can look at. Without being pre-approved you might find yourself in the wrong price range and not qualify for the home.

Visit the property at different times of the day

It is important to check out the home and neighborhood at different times of the day. If you are looking at a home during the day time, the neighborhood kids are most likely in school. Driving by on the week night or weekend will allow you to see the flow of traffic and how the neighborhood is with the kids outside playing and neighbors interacting. The adjacent school may seem like a nice perk if you’re buying in the summer, but during the school year there may be extra traffic. Also, take pictures so you can look at them when comparing properties back at home.

Ask your agent if there are association fees or H.O.A.

The annual or monthly fee charged by homeowner's associations to fund maintenance and improvements for property under their jurisdiction. This is more typical in housing, housing communities and condominiums where a group is in charge of maintenance and improvements rather than the individual homeowner. Each HOA will have its own set of rules and level of strictness regarding the enforcement, which all members must abide by. Make sure to find out how much the association fee will be per month, quarterly or annually and make sure you're okay paying this.

Aim for a home you can really afford.

Last but not least, get a home inspection

Home inspections are one of the most important aspects when buying a home. Some homes will have obvious work that needs to be addressed and some are small but should be addressed. Knowing what needs fixed can help you negotiate a lower price or at least prepare you for costs you’re soon to incur. You can have your agent find an inspector that they have used before or familiar with, or you can find one you know or are comfortable with.

While this is not everything you need to know - it's a good start. Buying a home is a stressful and complicated process. Having a good, reliable and experienced agent to help  you through the process will help in more ways than you know. An agent is there to protect you and advocate for your needs.
